Located in the commercial heart of Nicosia, this contemporary office tower combines retail at street level, five floors of flexible office space, and a basement dedicated to parking.

The design investigates the spatial interplay between its mixed‑use functions and the thresholds that separate—and at times dissolve—the boundaries between interior and exterior. Circulation is conceived as a unifying element: a clear, legible system that organizes movement while subtly distinguishing the building’s various programs and services. The result is a coherent urban structure that balances openness, functionality, and architectural clarity.
