Design brief


This project is the design and study of a five‑star, 28‑storey hotel positioned near GSP Square—one of Nicosia’s most prominent urban nodes. The development explores the architectural and technical challenges of creating a vertical luxury hospitality experience on an exceptionally constrained footprint: a plot of just 1,112 m² and a gross floor plate of only 450 m² per level.


The design process focused on maximizing spatial efficiency while preserving the qualities expected of a high‑end hotel—generous public areas, premium guest rooms, panoramic views, and a seamless vertical circulation strategy. The tower’s slender form emerges from the site’s limitations, transforming constraint into an opportunity for a distinctive architectural identity. Its height and proportions establish a strong presence within the city’s skyline, while the internal organization ensures that every floor contributes to a coherent hospitality narrative.


Special attention was given to structural logic, service integration, and the relationship between public and private zones, ensuring that the building performs at the level required for a five‑star classification. The project has successfully obtained all necessary permits and licenses, confirming both its technical feasibility and its alignment with regulatory frameworks.
