Design brief


This six‑storey residential block in the Ayios Andreas district of Nicosia is organized as a vertical composition of nine luxury apartments.

eyond meeting the functional program, the design focuses on the relationship between private and public space and on fostering subtle interactions between residents and the city.


A semi‑basement level accommodates parking and storage, forming the service base of the development.

The ground floor hosts two units—a two‑bedroom and a three‑bedroom apartment—each with service room and open‑plan living spaces.
The first and second floors continue the structural rhythm of the building, each level containing two apartments with two‑, three‑, or four‑bedroom configurations, all featuring generous living areas and en‑suite master bedrooms.

The third floor is occupied by a single residence combining a one‑bedroom core with additional programmatic elements including a service room, office, and guest room.
The fourth and fifth floors each accommodate a three‑bedroom apartment, with the uppermost unit incorporating an office and extended living spaces.
